What is the development plan for Epoca?

Over the next 10-plus years,* Epoca will evolve to include 13 planned neighborhoods with approximately 2,100 homes.  Of the total, 70% will be apartments for lease and the other 30% for-sale townhomes which will be built by and offered in partnership with Guest Builders. Silo, a sister property adjacent to Epoca, participates in community events but is not included in the HOA or maintenance budgets.

The next collection of for-sale townhomes is anticipated to be offered for purchase by a Guest Builder in summer of 2026.* Because Epoca is a growing community with a long term build out, construction will be ongoing in various locations within Epoca throughout the coming years. Please be aware that many adjacent parcels in the surrounding area have approved or proposed plans to develop, and construction activity may be heavy nearby as growth continues in South San Diego.

Yes! There is a long-term transit plan in and around Epoca determined by the City of San Diego and the Metropolitan Transit System. Please contact your local city planner for more information at: Shannon Mulderig, SLMulderig@sandiego.gov.

Two future parks will be built at Epoca – the Epoca Neighborhood Park and the Martinez Neighborhood Park. Both are under the jurisdiction of the City of San Diego, which is the long-term owner of these spaces, so park plans are currently going through the City’s approval process.  Once final approvals are granted by the City of San Diego, ColRich will begin construction of the first park. Estimated timing to enjoy our first permanent park is late 2029* but is subject to change based on the City’s approval timeline.

Pop-Up Plaza is an additional, temporary park created and funded by ColRich to serve as an activity hub and playground for residents to enjoy until the permanent Epoca parks open in the future. This space currently hosts Food Truck Fridays and occasional community-wide events. All Epoca homeowners and renters are welcome at the park on a first come, first served basis. Pop-Up Plaza cannot be reserved or rented for individual use. Dogs must be leashed at all times for everyone’s safety and residents are reminded to be respectful of others and please clean up after their pets.

The Martinez Club is a dynamic recreation center exclusively for Epoca HOA members (approx. 750 in total at build out). This club will include a resort-style swimming pool, jacuzzi, lounge chairs, shaded seating, community room, covered outdoor dining area with catering kitchen, and fitness facility.

The Martinez Club is anticipated to open by the end of 2026*, once the homeowner community is large enough to support the facility’s operating expenses. The expenses for the Martinez Club are paid for by members of The Residences at Epoca Community Association.  The budget and expenses are set by the Department of Real Estate and timing is tied to the early phases of closings in the next residential community.

The development plan for Epoca allows for up to 60,000 square feet of commercial space to be built within Epoca. The commercial spaces would be built with the final phase of Epoca, which is currently anticipated for late 2020s/early 2030s*. Timing and specifics will be determined based on market conditions and other factors at that time.

San Diego-based ColRich is the developer of the Epoca master-planned community and is also building all the for-rent homes at Epoca. ColRich partners with Guest Builders to construct Epoca’s for-sale homes.

There are two separate Associations with distinct charters, costs and responsibilities.

First, the Neighborhood Sub-Association oversees and funds the landscaping, site lighting and the general maintenance within each individual neighborhood (Willow, Reed and future neighborhoods).

The second Association is The Residences at Epoca Community Association whose purpose is to maintain the common area improvements within the Epoca community (private roads, detention basins, storm drains, etc.) and maintain the homeowner-exclusive The Martinez Club.

Any shared improvements within Epoca are part of a cost-sharing agreement with Epoca’s rental neighborhoods, where both renters and homeowners pay their “fair share” to maintain the community.

Both Associations are managed by Seabreeze Management Company. They issue both invoices and serve as your go-to for questions and maintenance requests. These agreements and associated budgets have been reviewed and approved by the California Department of Real Estate.
